中国人为什么青睐曼哈顿的房子?

                 纽约曼哈顿,一直是全世界关注的热土,这几年美国房地产不太景气,但曼哈顿的房产从未低迷过,尤其是高端房产,始终很抢手。来自世界各地的有经济实力的老板明星名人都喜欢在这里置业,在曼哈顿有房产,有办公室成了身份和地位的象征。
                早些年,纽约的房产公司还很少有中国客户,中国买家在许多领域都是新鲜事物。但近几年随着中国经济的发展,中国的富人也越来越多,很多有钱的中国人也热衷在曼哈顿置业,他们从买一套二套公寓,到买一栋二栋大楼,而且这种趋势还在增加。
                那么,曼哈顿的房产为什么那么吸引中国人?  或者说,中国人为什么喜欢买曼哈顿的房产?

              我是一个房地产开发商,我乐观地认为,随着曼哈顿土地价格的飞涨,加上越来越稀缺的可用土地的出售,纽约市周边地区的住宅房地产价格将在未来几年大幅上升,而曼哈顿的住宅价格也将继续上升,并且会吸引越来越多的中国人在曼哈顿置业购房。
              很多纽约房产经纪人都有类似的经历,那就是他们接到的中国客户的咨询和投资越来越多。例如,中国民营企业巨头复星国际最近斥资7.25亿美元,买下了位于纽约曼哈顿的一栋办公大楼。 这座办公楼是原大通曼哈顿银行总部第一大通曼哈顿广场,中国人对这一大型房地产项目的投资,标志着越来越多的中国投资商瞄准了曼哈顿房产。
             如今,曼哈顿新的住宅公寓售价在每平方英尺2000美元左右。你可以看到这些价格会很快飙升到每平方英尺2500美元左右。最贵的均价出现在Gramercy Park地区--2455美元每平方英尺(大约24550美元每平方米)。

              为什么曼哈顿房产价格飙升速度如此之快?曼哈顿的房产到底有些什么优点?曼哈顿房产为什么会对中国人有如此大的吸引力?我列举几个理由:
              关于曼哈顿的地位,我想人们都知道,联合国,世界之都,金融之都,文化之都........这些,我就不在这里重复了,只是讲讲几点简单的几点:
 
一,保值
            虽然在纽约投资房地产很难像中国房产一样赚取暴利,但由于纽约房地产市场机制成熟,房价稳定,房产泡沫在这里的可能性微乎其微。随着中国人财富增加,相对于价格上涨的北京、上海,深圳等一线大城市,美国房市投资环境较成熟,投报率也更划算;再加上中国政府限制在国内投资的管道,在海外投资物业,成为了更好的投资选项。
    
二,国际大都市魅力巨大,房产有升值空间。
            中国人本身都向往着去大城市发展,纽约这个国际性大城市的人口保持着持续增长,目前纽约市的人口是800万,预计到2030年将达到1千万。而房价的上升因素在于,居住人口增长,供应有限,通货膨胀,城市规划法导致新楼建筑有限。所以,随着城市的发展,人口的增加,纽约的房产也会跟着一样逐步升值。

三,在曼哈顿有很多中国人熟悉的名校
                在曼哈顿,有一些著名的学校,不管是小学中学还是大学,比如,中国人很熟悉的 哥伦比亚大学,纽约大学,帕森设计学院等,这些都是世界一流大学。史岱文森高中是美国一流的高中,还有不少私立学校。
              中国买家多以曼哈顿投资宅楼为首选,四成作为投资,有六成是作为自用为即将来美就读的子女所居住。
              许多父母为了孩子选择在曼哈顿购置一套公寓, 既可以当做投资,又可以保证孩子有一个舒适的居住环境。
              因为世界金融之都,纽约一直吸引着来自世界各地富豪的投资。
              纽约和其他一些主要的美国城市被认为是全球许多投资者的避风港。中国人对购买美国房产特别热衷。
              据媒体报道,中国人在美国是第三大房屋业主,第一名是美国,第二是加拿大,第三就是中国。
              中国的开发商们已经宣布了几个在曼哈顿投资的新项目。我们可以期望看到更多的中国开发商进入纽约市场。这将吸引更多的中国买家。中国的财富暴涨导致了他们资产的多元化, 投资在纽约的房地产不失为一个好选择。
         美国的经济增长被预期到有通货膨胀。通货膨胀导致了更高的房价。材料成本和劳动力的上涨导致了房价的上涨。
              在这里房市会复苏,它将不会被停止。
 
 
 Why Does Manhattan Property Have So Much Attraction to the Chinese ?

Manhattan's properties have always been a hot spot of the world's attention , People from around the world are proud to have a piece of Manhattan, from businessmen, to movie stars, to celebrities, all are earger to own property in Manhattan. Owning a property in Manhatan, or owning an office became a symbol of high social identity and status . In recent years, the U.S. real estate business has not been as good as before. But Manhattan's real estate business has never been a downturn, especially high-end properties are alwasy in high demand and very popular. Nowadays, more and more many wealthy Chinese people are in market to own properties in Manhattan , some buy apartments, some buy office building. This has become a trend. Then, people may ask why so many Chinese are intereded in owning a piece of Manhattan? Or, why Chinese people are so crazy about Manhattan properties ?


I myself a real estate developer, I am confident that the price of properties, whether residential or office, of Manhattan and the surrounding areas will rise sharply in the coming years .

In earlier years, very few real estate companies in New York had customers from China . Chinese buyers of Manhattan properties were very few. But in recent years , we have witnessed a sharp increse of Chinese buyers of real property in Manhattan. As the land price in Manhattan soaring, and with a lack of available land units , price of Manhattan's residential properties will continue to rise. But Chinese are still are eager to buy.

More and more Manhattan real estate brokers have similar stotries : they have more and more customers from China than ever before. They tend to purchase not only residential property, but also office high-rise office buildings. A recent example is Chinese real estate developler Fosun International recently spent $ 725 million to but an office building in Manhattan--Chase Manhattan Plaza . This building is the former headquarters of Chase Manhattan Bank. This purchase is just a iceberge of what the Chinese are investing in the Manhattan real estate business
.
Today, price rate of new residential apartments in Manhattan is around $ 2,000 per square foot , which will soon soar to around $ 2,500 per square foot . The most expensive price is in the Gramercy Park neighborhood . The average price is $ 2,455 per square foot. My company, Rosen partners,has developed a residential project in Gramercy Park,the price range of per square foot is
1600-2500 dollars. This Gramercy Park project is an excellent in location and price and it is below the average price .
     Why is the price rising so dramatically in Manhattan ? Whats the advantage to own a property in Manhattan? I have listed a few reasons as follows:
1. Location and location! Manhattan, I think, as everyone knows, is the headquarters of the United Nations , the World Capital, Financial Capital , Cultural Capital ........ the "capital" list goes on and on. I will not repeat here. I just want to talk about a few simple points :
First, worth the money!
While investing in real estate in China may earn you huge profit profit, but investing real estate in New York is different, but because the system of New York real estate market is mature with stable price . Housing bubbles are unlikely to happen here, which means what you buy worth the the money??and you will have a piece of mind. As the Chinese government restricts its citizens' investest on domestic properties, overseas investment on property may be a better investment option for them.

Second, New York as an international metropolis is a great charm to Chinese people and the properties in Manhattan have room for appreciation .
As most Chinese people are eager to live in big cities, New York is undoubtedly one of the best options for them .
The population of New York City 's is 8,000,000 , and is expected to reach 10 million by 2030 . The factor is as the population grows, with limited supply of properties ,price of New York real estate will surely soar.

Third, there are many good schools in Manhattan.
In Manhattan, there are some well-known top schools , whether primary schools, secondary schools or universitis.For example, world-class universities, such as Columbia University, NYU, and Parsons School of Design, which Chinese people are very familiar with, are all located in Manhattan. Stuyvesant High School is one the the best high schools in America is also located in Manhattan. , there are many private schools in Manhattan as well.

With so many advantages to own a property in Manhattan, we can expect to see more and Chinese investors, buyers and developers to enter the New York market in the years to come. China 's wealth boom has led to the diversification of their assets , investment in real estate in Manhattan would be a good choice.
